Estate?
Territory is a real estate brokerage. We provide a high quality, low cost brokerage service exclusively to residential home-buyers. We'll help you get the home you want at the lowest price.
2. How Does Territory Compare To a Other Brokerages?
Territory offers full-service representation. Our agents work exclusively with buyers and have a legal obligation to protect their interests at all times. Territory works off of a flat-fee commission so our agents aren't incentivised to promote one house over another. Our flat fee is deducted from the seller paid commission and any balance is rebated back to the buyer. Our average client walks away with a cash rebate of over $10,000!
3. What is Territory's Flat Fee?
Territory charges a minimum $4,995 flat fee for full service representation.
4. Who Pays the Flat Fee?
Territory does not require any payment from the buyer. When you purchase a house with Territory we earn a cooperating commission (traditionally 2-3% of the purchase price) which is paid by the seller. The seller pays Territory the commission at closing, we subtract our flat fee and then rebate you the difference.
5. Are Rebates Legal?
Yes. In Massachusetts it is legal to rebate a real estate commission to a principal in the transaction. Only 10 states prohibit rebates on real estate commissions. Alaska, Louisiana, Mississippi, Missouri, North Dakota, Oklahoma, Oregon, South Carolina, Tennessee, and West Virginia.
6. How Much Will My Rebate Be??
Your rebate will vary depending on the final purchase price and on the cooperating commission paid on the transaction. Please ask you Guide for an exact figure
7. When Will I Receive My Rebate?
Territory will issue a rebate within 30 days of receiving a commission from the seller.
8. Who is My Guide?
Territory Guides are licensed, local real estate agents. They offer full-service representation exclusively to buyers. You can either choose your Guide or we can assign one to you based on the location of your home search.
9. Am I Required To Use Certain Mortgage Companies, Home Inspectors, or Attorneys?
No. You may work with the lender, inspector, or attorney of your choice. However, we are pleased to make recommendations at your request.
10. Can I See MLS Listings on the Territory Website?
Yes. TerritoryRE.com provides access to every real estate listing available via the local multiple listing service.
